and the farmland too, water, seep wells, dams, runoff lakes, hedges, trees, access animal management
so I would first live a season like a bum and learn, then plan and build. Test the waters with the permits needed and try to get stuff /plans approved if needed. Check for builders/ companies in the area. Look at materials.
