For beautiful cities and towns to come about you need it to evolve naturally. A beautiful people and culture is needed. This is simply lacking today sadly, I am blackpilled in this regard.
It's what they do in China, it just doesn't work. It's a wicked type of gentrification but not really since they make new areas.
As for the campus, yes, it is quite stunning. It seems to me only American colleges nowadays put effort into building beautiful buildings that will actually be used.
