Have your mother transfer the house to you asap!
My Uncle died in Kansas and my adult cousin had been living with him for a few years. When he died suddenly, the house was in his name. However, in Kansas they have a Homestead Act, so since my cousin was living with her dad for x amount of years, the house was able to transfer to her name. But if your mom can do it before she passes that will save a lot of headache. Anyway, research and prepare now!
As far as mortgage, do not mean to sound macabre, but does your mom have a life insurance policy, one large enough to cover the rest of the cost of the house? If not, start looking into options now on how to pay off the house asap. Again, research and prepare now.
