It's been a few years since I've seen this convo at length but I have interest in acquiring land near the great lakes. Northern Wisconsin, Minnesota, Michigan. Anything where the precipitation will be heavy in the next 20 years.
I believe that once the drought becomes like glaringly obvious, the mid level investors who aren't already stacked with land in this area will rush in and drive the price up. I think we could see current Bay Area prices in parts of the midwest eventually as a result (if we aren't at like societal collapse speed of climate progression which is also a possible, not probable scenario near term.)
Now here's my question. What should I look for in a piece of land in this region? I'm not a property investor guy. I know the process for inspecting a house and I understand the risks and work attached to owning a physical house, but I'm not as knowledgeable when it comes to land and larger bodies of water.
