Houses in the 70s and 80s where I live were all 3 bedroom ranches on an acre of property. I live in Suffolk County NY. In Nassau County they built up developments after WW2. The houses were so close together you could reach out your window and touch the neighbors.
My parents bought their home in 1976 for $55k. Today it's valued over $600k. They no longer build 3 bedroom ranches. They build what we call "McMansions". Giant 5 bedroom 6 bathroom 2 story homes with 4 car garages for close to a million. It's also why they've been building a lot of shitty Section 8 apartments.
The name of the game has always been $. These new million dollar homes are built as cheap as possible. It's the American way. The only way you'll get a well constructed home is if you buy land and then hire someone to build it right. And even then you'll get fucked over because they just hire the beaners from Home Depot.
