This seems reasonable, but at the end of the day investing in owning even with the maintenance isn't really unrecoverable cost as you're investing in your own comfort, control and the value of the property.
If you rent, you're entirely dependent on someone else and the entire cost of rent is lost.
It's not like people who rent don't even pay to do stuff on property for their own sake.
