Early settlements, be that east coast 1700’s, west of the Mississippi 1800’s, or west coast Spanish shit, are all different depending on local resources for building, some places have far more mason work than carpentry in the old parts of town. Modern suburb shit today is largely stick frame, city stuff more likely to be steel/cinder block with some facade. Most brick houses are still wood frame. The practice is likely just a gradual continuation of a basis formed out of availability for those starting towns, and heavily influenced along the way by speed of construction and skill level needed. The use of plaster vs. drywall varies a lot geographically as well.
