for someone like you I'd recommond (based on what I am doing) you learn to get good at photoshop, or anything graphics related, despite the rise in AI visuals there is still a demand for hand crafted work where AI just falls flat. However it is still hard to get in to.

Honestly the easiest gig you could ever land is property manager, Jr. When out of state people like myself are looking to buy property in other states as an investment having a decent property manager is essential. Investment property is a losing game in CA and for what I can buy a 2br 1bath here I can buy an apartment building out on the east coast. My main stumbling block would be, I can't properly manage it from here. Hence the property manager. You should look into that Jr.
