college/the modern workforce is basically just a filtering system for high agreeableness high iq people that totally isolate and everything else decays.
They have a bunch of different demographic trends, the majority of the demographic crash, sexual license marraiges failing, etc only happened among middle class and poor people people in these areas kind of avoided that. That books from 2013 so it's probably gotten quite a bit worse sine though
I think there might be some areas in new hampshire or say idaho smaller cities like rapid city SD or some random ones throughout the east coast, but for the most part rich white people just isolate themselves in a specific zipcode/suburb of major metro areas
i need to move to one. that 80-200k range seems like what works and there are a couple nice ones scattered across the US but the longer term demographic trends in most of the states is still pretty dire apart from some very specific ones.
