Find a nazi investor, or make a business plan and get a loan and buy a 1000 acre offgrid parcel in Maine for $500,000. (If you're asking why Maine, it has the cheapest fertile land I've seen.) Start converting it to wood land/permaculture orchard/modest amount of crops and animals. Use alternative building methods to be as independent as possible. Wood stoves, well water, etc.

Attract nazi families via discreet advertising, such as having a youtube channel and dropping discreet redpills, asking for help for barnraising type events, meeting people at permaculture events, etc. It would be difficult to recruit the initial core group of families, but once you hit a critical mass of 3-5 families you can afford to be extremely picky to new admissions.

Establish multiple streams of revenue. Sell your junky wood to people with wood stoves who don't give a shit (or sympathize) with your politics. Plant oaks and the like for long term investment. Manufacture high end wood toys, etc., sell them through a 3rd party on etsy. Start a landscape business or something and drive into a large city 2-3 days a week, sleep in a cheap hotel and come back. Maybe do value added food products like jams, honey, maple syrup dried fruit, salsa, or perhaps a plant nursery (serving contractors and landscapers).

The government would be one household one vote, with the landholder having veto power. Each family is expected to contribute hours and money toward group expenses and projects.
