The actual compromise would be low-density attached housing with slight set-backs and parks + street trees, with mid-density housing closer to town center. I.e, literally just build like a traditional American small town. You'd save so much usable farm and forest land from being developed and get that desirable classic hometown vibe with nature being not too far away.
Literally just plop down anywhere in PA, despite the post-industrial job sprawl sucking away much of their population, they have dozens of well-built towns designed just like this.
