https://services.austintexas.gov/edims/document.cfm?id=412080This opens up the door to the development of more houses per lot, which should slowly turn a previously low density single family home area into a medium density area, much like the city of Montréal, Canada, for example, where they have a shit ton of modest medium density which is one reason it's considered one of the greatest cities on this continent.
As that begins to change things, the residents and city itself will likely seek to further improve and develop these previously barren SFH zones by further increasing density, building new commercial and civic spaces for new residents, building new parks and most importantly improving different forms of transit whether it's bike paths, more buses, light rail or metro systems etc. This then slowly changes the public perception of what a city is meant to be, which should help change the public consciousness on urban planning design, creating better and better cities as time goes on.
Either way, SFH suburbs definitely deserve to be bulldozed and remediated.
