For as much developers that are gentrifying, there's as much resistance from aldermen and communities pulling the nimby card. The area I circled will have significantly whiter population in the 2020 census data. Gentrification was started before 2010 but didn't really take off until the early 2010s in those areas, it's almost unrecognizable now to someone who remembers seeing the area 10+ years ago. It was around 2011-12 Wicker Park was recognized as one of the nation's top 5 most hipster areas. It's way past the gentrification stage now and well into the mainstream.
