6-story apartment project going up in Westlake LA. Someone tried to block the construction but city council gave it approval. It’s a low-rise industrial neighborhood.
There’s a similar project going up right across the street too.

A few big buildings going up near me. The advertising is that they're luxury apartments for people who want to commute into nearby urban areas without living there.

Gentrification is funny because these are otherwise semi-shitty areas with a few bad streets and crappy roads. So they're trying to pull money into the towns. I might have to move eventually if they keep putting up hipster shit (thank you corona for killing a few of the in-progress restaurants) but I already have some places in mind for that.

Looks to be about an hour south of Minneapolis.
One 2bed/2bath unit sold for 241k. I’m not super familiar with Rochester besides the Mayo Clinic,but I imagine housing costs are typically low because of being a 100k population midwestern city.

Aside from the tall windows, I think it looks sharp.

at least 1/3rd of my downtown is parking. I created a map higlighting all the parking to the best of my ability. i feel like sending it to city planning and asking them what they plan to do with it. should i bother? seems absurd to me that the most valuable part of the city is 1/3 for temporary use.

Why is densifying the suburbs a good thing? People work hard to have some privacy, peace and quiet, maybe even an enclosed garage. Why do urban planners try to fuck with it by adding affordable housing all over the area? In most cases (from what I'm experiencing) it's only caused a fuckton of congestion.

The problem with suburbs is once they're built, they don't generate sustainable revenue. The infrastructure that supports suburbs needs to be replace periodically after a number of years. This eats away at the municipal funds and is even worse when that infrastructure covers longer distance. This is before factoring that services often don't get cheaper. The municipality doesn't have a lot of choices. It's either raise taxes, cut services, or build more. The municipality can build more suburbs but they don't have unlimited land and doesn't solve the revenue problem. It should be said that density doesn't always mean more people but rather being in proximity of amenities. Being able to have that proximity allows for business longevity. Density also doesn't have to mean large towers. There are a number of small towns that lived long enough because they have "small density" in the form of a town center. Some may ask, "why can't they just budget better and live within their means just enough to get by?" The problem is that we don't live in a perfect world and unforeseen misfortunes happen all the time. This can be natural disasters, market changes, or infrastructure failing sooner than anticipated.

Affordable housing. Why? It's not just for the poor. It's for the middle class and those who are trying to enter it. Having the middle class is important for economic prosperity and it's in the best interest of any municipality to keep them rather than suffer from brain drain. It's more important now with how the middle class has been shrinking and with birth rates falling for many of the first-world countries. Having that high level work force is important to attract business investment.

If you have congestion, then you've built for congestion.

Suburbs exist on the outskirts of cities by definition. Single family homes will always exist there, along with industry and warehouses

City cores need to grow , and may grow around industry and warehouses towards the outskirt suburbs. But they need lower income jobs ti thrive, and those lower income workers need affordable housing closer to jobs in good integrated communities, 4 plexes to mid rises and row houses, small businesses on ground floor or basement, underground parking if available or integrated parking decks. Sky walks/ indoor Mall conplexes linked to business and maybe Additional sktscrapers away from city cores as needed

Parks and greenways where needed, paths for bikes, pedestrians and cars to coexist

Here in the South suburbs are mostly funded by sales taxes. With the retail apocalypse a lot of burbs are having budget problems (especially for the schools, every child put through a school costs a suburb hundreds of thousands of dollars).
There’s one suburb in my metro that does really well budget-wise, and it has a walkable downtown area with local shops.
Being near historic walkable areas is also good for the property value of houses.

- sidewalks
- housing development layout designed to be more traditional (if you look it up and see the whole thing)
- shopping/groceries in walking distance
- school in walking distance
- a pedestrian bridge to cross the busiest road in the area
- roundabouts

The only bad thing is the sidewalks to the pedestrian bridge don't appear to be in place yet, but that's almost trivial. You shitheads will complain about anything

17-story apartment tower just went online in my city. Aimed at students and surprisingly affordable for a new building.
Honestly should be a big benefit to the area.

The one-hour commute criteria is obviously easy to determine (set Penn Station and Grand Central and Atlantic Terminals as the destination points of reference), but I'm having some trouble in coming up with what it would mean for a town to be "independent". At first I wanted to make it mean it's not a commuter suburb of New York, and I defined that as being some civil division where at least 10% of the population commutes to New York and the New York commuters number at least 50% of commuters within the civil division (all based on data from the Census Bureau).

This results in some weird things, like all of Nassau County being commuter suburbs of New York EXCEPT Glen Cove, and none of Suffolk being a commuter suburb, which seems intrinsically wrong. Newark would be considered independent, and while a lot of people would disagree I actually can see the argument for it.

Wanted to get all your thoughts on how a town could be considered "independent".
