the price per square foot for apartments is horrid. low rise and high rise alike.
for high rise apartments the HOA's are always super high. see pic related. even small ones can be 500 dollars a month or more. With that you can borrow more and just buy a single-family home. And pay more toward equity and less to fees.

This can do a lot to explain the low density of American cities and why most Americans don't own apartments.

Don't forget the other costs associated with living in the city vs a suburban community. Taxes will be higher. You'll need to be able to afford a private school if you have kids. Crime will be higher in the city as well.

But I think this conversation Transends the suburbs vs city conversation.
It's about the apartment vs the single-family home and why no us city looks like São Paulo.

high rises are expensive to maintain (especially as they get older). And that apartment has 3 times the floorspace of a normal apartment. if you assume the average apartment is around 1k square feet.

It's not a high rise though. Looking at my own HOA fees and adjusted for square footage my HOA fees "should" be $3200 for an equivalent size place. For reference I live in a high COL city but what is considered a less affluent (albeit gentrifying) neighborhood. Also, we don't have a doorman, valet parking, private wine rooms etc, and gym access is an extra fee.
