I wish there was quantifiable sound insulation ratings for homes and apartments. My last place swore up and down they had great soundproofing, and it was a lie. New place is reasonably decent. I don't feel like this would even be that hard to implement, and it would assure some basic standard of quality. I feel like america chooses to be as shitty as possible.

The Height Act is a federal law and I doubt Congress will do anything given how they just repealed a D.C. crime bill and are trying to repeal another one. I'm also shocked that 61% of residents oppose changing the height restriction (2014 poll, but still).

I wouldn't pin it all on DC. Prince George's and Montgomery County are barely carrying their weight developing new housing, with PG being the worst offender looking at its Green and Blue Line stations lack of TOD. Apparently, PG has lost people and the Blue Line corridor redevelopment is way too late.

The areas around DC are slowly upzoning though. Alexandria just ended single-family zoning and ended their parking minimums.
And whether or not the Height Act is repealed, they could still upzone and infill a lot of areas.
I would be willing to bet that the height limits in DC get adjusted within the next 3-4 years, given how insane DC house prices are.

The front yards are decorative, and there to separate the house from the noise of cars on the street. Usually people will have a fence around the backyard, but the front might even have an HOA rule or deed covenant prohibiting a fence, or a garden, or anything but a driveway and grass.

It is good for a society to have single family homes as the normative dwelling. Debate me.

Resident ownership of the home AND the land it sits on leads to stability. The neighbors are invested in the town and have proper incentive to see to its betterment. They also have incentive to get along and respect one another more than a transient renter.
Homeowners are able to make the changes and remodels they want, employing local trades and leading to an Ikea effect of perceived value (and therefore happiness) in their home. The actual value will also increase with regular maintenance given the historic stability of real estate, so such work is easily justified as an investment.
The greater space you find in detached single family homes leads to more and healthier children. They have room to grow and develop their sense of identity. There's room for them to live rent free while trying to figure out their vocation, and space to come back if times get tough. The typical apartments, condos and townhomes do not offer this benefit to the same degree.
The density of a neighborhood of detached homes with modest lots is a goldilocks zone of socialization. Dense urban areas never allow one to really know and feel known by most or all your neighbors. Sprawling ranches or mega mansions are closed fortresses to themselves with a desert of activity in between.

Suburban sprawl is a result of the American cultural emphasis on single family homes, and it is negative, but this emphasis still remains valid and healthy. It's like hookup culture to sex. We're going after a good thing in a wrong and cheap way, where we should be entering stable loving marriages in the form of small towns and cities. In a healthier economy without as much corruption and govt intervention a detached home is more accessible to the young person, but right now there's a sour grapes phenomenon where young people feel screwed and want to perform a total system reset.

Problem with that is again scale. Farming isn't a local, labor-intensive, family driven activity anymore. It requires vast tracts of empty land, little labor, and lots of capital expense for machinery and fertilizer. That's why the small farming towns of the 19th century are hollowing out. The labor they existed to support isn't there anymore, so they have no further reason to exist.
The alternative farming model for high-value crops relies on capital-intensive irrigation in the desert for year-round production, and if it can't be mechanized, needs access to a porous border for third world migrant labor. Family farms are a hobby for retirees. This is the world enabled by refrigeration and cheap overseas shipping.

Jobs that support the local town population eventually can't sustain themselves without a stream of wealth from somewhere. Sure, every population center needs a grocery store, barber shop, maybe a bar and a restaurant if you're fancy - but when a Walmart opens up on the edge of town by the Interstate, that's all your local functions performed cheaper and more efficiently than the mom and pop shops on the brick main street. That drains wealth out of the town and funnels it to Wall Street, and eventually leads people to leave for better opportunities unless there's a local source of wealth production.

Plus whenever small in-town factories and warehouses empty because of industry decline, that's an opportunity for another employer to move in.

Walmart hate is for luddites and lefties who can't into economics. If Walmart is drastically undercutting their local competition that means the cost of living has just shot down and more people can afford to live there who were previously priced out. Trying to block them doesn't work anyway, and there's lost revenue. See the case of NE Vermont where everyone leaves the kingdom to shop in NH.
The mom and pop grocers will have to adapt, and that change will probably be good. They can become more specialized, or find their niche alongside the big box, or enter a different market entirely. It's certainly not the job of the local government to prop them up.

Yes, that's what I'm saying. The surviving small towns are either extractive colony outposts, college towns, or preserved tourist theme parks where the quaint Mayberry main street is sustained by selling overpriced soap to out of towners.
That's not most small towns - most of them were local markets for farm workers, and for first-step processing and warehousing for the farm goods. With farming, distribution, and transportation having become more labor-efficient and centralized, these towns no longer have a purpose. A major metro area thrives due to the advantages of agglomerating a deep supply of skilled labor, along with a diversity of revenue sources. These things create virtuous cycles of wealth creation and drive further growth, drawing more people into the area. If you can make small rural town life work for you, then great. It's atypical, though, unless and until economic opportunities improve in these areas.

It's not that there's a dearth of parking, it's that those surface lots were once buildings that couldn't get rented or leased out at some point in the past. The owner was faced with a choice: keep trying to find a tenant and maintain the building while empty (plus paying taxes on it) for an indeterminate period, losing money the entire time, or demolish the building and pave the lot and charge for parking and generating income (with virtually no maintenance + insurance costs and low taxes).

Now, resident /n/imbys will cry and whine about this, but the choice would have been easy for property owners to make. Losing old buildings might be sad and certainly some character is lost in the process, but it's that or the poorhouse if you own it and despite what anyone on here might say, everyone's going to choose getting paid over nostalgia. The upside is that surface lots are easily built up when market conditions change, and this can be seen in most cities in the US.

This opens up the door to the development of more houses per lot, which should slowly turn a previously low density single family home area into a medium density area, much like the city of Montréal, Canada, for example, where they have a shit ton of modest medium density which is one reason it's considered one of the greatest cities on this continent.

As that begins to change things, the residents and city itself will likely seek to further improve and develop these previously barren SFH zones by further increasing density, building new commercial and civic spaces for new residents, building new parks and most importantly improving different forms of transit whether it's bike paths, more buses, light rail or metro systems etc. This then slowly changes the public perception of what a city is meant to be, which should help change the public consciousness on urban planning design, creating better and better cities as time goes on.

Either way, SFH suburbs definitely deserve to be bulldozed and remediated.

C4M, C4R are included now and AASHTO who all DOT's go to mentioned it is revolutionary and are going to put this in their manual by the end of the decade for all Urban Planners to use. They also in their recent updated version of the Context Classification system show, that the more dense a town is to become, the more you need walkability, transit options, and not just car centric planning. Also FDOT does recommend using this classification system now than waiting a decade for smaller towns and cities to react. Tampa already unveiled their 30 year plan and is using the FDOT classification system already.

I mean height limits aren't really an American invention, many European cities also have them in their historic city centers to preserve their look.
Which makes sense in many cases, not everything needs to look like a generic "modern" accumulation of skyscrappers like most Chinese cities.
And I think in terms of overall density of a city the massive amounts of parking and large roads in most American cities play a bigger role than a few more or less skyscrappers.

In America you would not believe how hard it is to even get a 4 story mixed use building approved in a lot of places because of a minority of people that complain about "the view" even though we have Condos that are 2-3 stories tall or even hotels that are 5-8 stories. I do think you could be right that not everything needs to be a 50 story skyscraper but at some point we need to get innovative and provide density and height. Otherwise we will be back to where we started again where suddenly we have a need for housing but because 3 stories is the limit we can not go for 4 or 5. Because of the view or some nonsense like that.

Yes they can

Any potential home buyer is shown the HOA fees and restrictions before they buy. You can't claim you didn't know what you were getting into after the fact, because you'll sign a contract stating you are aware of and will abide by whatever the rules are. You're always free to buy a home outside of an HOA if you don't agree to them.

HOAs came into existence for a reason: demand. Homeowners wanted to keep undesirable activity that lowered their property values out of their neighborhood. There again, you're free to buy a home that isn't in an HOA neighborhood if you don't want their rules applying to you.

Often older neighborhoods in cities won't have HOAs but will have restrictive architectural controls and public committees that decide that you can and can't do to your home and no one ever complains about that despite having many of the same features and aims as HOAs do. Personally I don't see what the problem with either of them is, the people who rage about them never own their own homes.

In American suburbs the city technically owns the first 5 feet of land, it’s called the “easement”. You’re not allowed to build on city land.

Agreed this beginning to happen due to finally having more variety of housing options available now and building for density especially with ADU's, Duplex's Triplex's, Fourplex's and midrises, than SFH helps a lot. More cities and towns approving it helps a lot. Housing crisis can potentially be averted within the decade.
