I've determined you need factors that keep normals out whether its too much rain, too much snow, too remote, etcetera. This isn't even hippie boomers but all boomers including wingnut right boomers cause they'll gentrify too.
Eastern and Southern Oregon are hidden gems too in areas also for this reason. The i5 corridor is meth highway but there's great spots in the coastal and cascade mountain ranges.
I'd add N Idaho, Montana outside liberal towns albeit west is the pretty area. Some places in Eastern Washington.
