It has the least amount of useable materials for industrial purposes, the best areas to keep away from people, less diseases per cap, less of pretty much everything bad you can think of. Just google up a shit load of maps for ores, nat. gas, oil, diseases, obesity, etc etc and over lay them. This general area is like a big open spot in nearly everything.
What does that mean? It means if you get property there, no one will want to take it away from you and no one will be developing the area any time soon. There will be no booms in industry to wreck the environment, etc.
