i would recommend two things:
1. keep it low risk, don't go anywhere with people (places of business or homes, or any place likely to to be home to squatters). this includes anyplace unpredictable - drains/sewers, furnaces, spillways, etc
2. always bring a buddy and keep some distance between yall. if a floor or ladder collapses, or if you get swept away by a flash flood of sewer poopies one of you should live to make a statement to the local news
