$1k/acre is common in BFE Kentucky; an hour out from any main city (pic related).
My dad is a landlord and I know all too well about the headaches of bad tenants. I'm looking to get an undeveloped property that slowly and cheaply evokes into a humble family vacation/retreat/hunting property.
Hunting leases around here are astronomical - sometime $8,000. It's either pay or be surrounded by public hunters on public land.
I'd like to fill that void by getting multiple, good quality people in at a much lower price point who will put in the sweat to develop the habitat for their own self interest (clearing shooting lanes, make a gun range, clear brush for camping).
They couldn't all hunt modern rifle deer at the same time, but could get a day or two, plus all the other seasons, fishing, camping, shooting, hiking, farming, etc.
Seems like a no brainier at 10% the price of other leases to just deer hunt.
