Hard pack dirt and gravel is where these tires do best, once they get into soft soft sand they get a bit too loose for me (not a problem for your use case) but are acceptable. I like them a lot more than the mt21's I had on my last bike. Those rode like hammered shit
Honestly cant say much for the tread life on the street because of the 1,500 miles I have on them maybe 300 of those miles is road. I trailer my bike to state forests and ride from there, only road use is when I need to travel between trails.
So far so good though, dont have any cracked knobs or weird wear.
