OP has chip on shoulder and is a bit delusional about what things cost. OP is impressed and prideful that land will be financed for him. OP does not understand being set up to fail as a business model. Pay $ for land, default on loan, get foreclosure, finance company keeps your $ and resells land for more $ to the next prideful sucker.
I honest to god want the OP to make it. I’m afraid the OP is not fully aware of the pitfalls or have enough resources in reserve to overcome these obstacles.
