Break down the boot into two sections: the sole and the body.
The sole needs to be Vibram or of a rubber which is reactive and resilient enough to withstand wear and tear. Vibram is good enough to shill, because it's durable, and doesn't feel like a boot's sole - more like a trainer.
The body of the boot should be made of a soft-leather, with/or, a gortex mesh. This is for breathability and to keep the rain out. Buy a size that is one sized too big for your foot.
Closing remarks: Never buy Timberland; they are a fashion brand, and feel like your feet are caked in concrete.
