Some parcels are, believe or not, associated with shitty land HOAs which mean you pay a fee for fuck all (snow plowing if you need it I guess) but they get to tell you when to build, how much to build and what color it needs to be,
What YOU want op, is land with no restrictions. It's a little harder to find and is going to be much more rural (make sure it has access to a public road unless you feel like fighting with neighbors over easements to a landlocked parcel)
But I feel you and its deff worth it OP, it's just going to take some hunting.
