Ok, guys, I need some advice here, I have about $10000 set aside for land. I want about 10 acres of land. Now I plan to homestead on this land, so there is no need for any utilities, and I need a place with no zoning or building codes.

Would this even be possible, and what states and areas should I be looking at? For people that live in these kinds of areas, usefully advice will be appreciated.

Would Missouri, Tennessee, or West Virginia be a good option? Any other good states, I'm open to any state in the mainland US.
Things like gun rights and low taxes are also a big deal for me.

There are what may appear to be good values in places like Nevada, Arizona, New Mexico, etc... but this land is all SHIT frankenstein land that was quartered off from larger parcels by retarded landowners or corporations at some point in the past. Most of them do not have access to formal easements meaning you can not even legally get to your own land. The soil is shit. The terrain is shit. No water, no mineral rights, and zoning restrictions specifically prevent you from doing the only two fucking things you can actually do with land like that which is solar farms and race tracks. Yes, you can park a trailer out there and it's unlikely anyone would give a shit but if you want a legitimate homestead then you're going to have to play their game and settle for a quaint farm town at the very least where you can buy a pre-existing one

1. Any land fertile enough to "homestead" on is going to be well north of $2000/acre even in remote areas with lots of land and not much agriculture.
2. There is no such thing as no zoning or building codes, you will ALWAYS be subject to them, as they are a mixture of state and federal law. There may be areas nobody bothers to enforce them, but that's different than them not being a thing, and if you're being enough of a dickbag someone will come and slap your shit.

Since you mentioned Missouri, I live here and recently bought land so I'll chime in.

It's been a thing long enough that almost all land available for sale has at least one dumb stipulation on it, and good luck saying with absolute certainty that any one plot is "free and clear"--this is a major sticking point with brokers and realtors here, we have hundreds get sanctioned or lose their licenses every year for not doing their due diligence, and even if they DO their due diligence and miss something because it was in a coffee-stained handwritten note in somebody's safe-deposit box they didn't have access to, that stipulation's still legally binding and you'd have limited recourse vs. the realtor that missed it and fucked you.

I bought 97 acres of flood-plain bottom ground about 4 years ago in SE MO. It floods regularly and thus couldn't be farmed, which is why it was as cheap as it was, and it was still over $4,000/acre.

you're looking for land that's at most $1k/acre, and that will not get you good land anywhere. invest that money semi-intelligently and you'll be able to work with it in a decade or so. otherwise be ready to take loans out or literally liquidize all of your belongings

there used to be a list of US counties and unincorporated areas like that online.
