It also depends on the site, if it's completely derelict and abandoned or if it's partially/fully active, and whether you're going in the day or night. But generally:
-Don't park right next to the site unless you vehicle is well-concealed from the road or any casual passersby
-Wear dark clothing (night)
-Make as little noise as possible (phone on silent)
-Don't wave your flashlight around
-Don't announce your plans online or in a crowded setting
-If there's onsite security, do recon several times beforehand and learn their patrol routes/patterns to avoid getting surprised
-Personally I would fuck off if there's cameras or motion detectors, unless they are obviously broken

Leave drugs and breaking & entering tools at home. NEVER break and enter. You will be arrested for that. Otherwise it's just trespassing. 95% of the time cops, property owners, security will all simply tell you to leave and never come back, then let you go (they'll watch to make sure you leave). Good idea to have ID on you. Technically, without the authority of the law property owners and hired security can't detain you, so it'll be up to you and how ballsy you feel if you choose to bounce when they tell you stay.
