Micro-farming actually profitable on 5 acres near city

My dad has 6 acres of land at his house right on the border of a city in the Mid-Atlantic.

How feasible would it be for me to grow specialty crops (elephant garlic/ ginseng / mushrooms) and other crops on a few of these acres?

Ive read online that these crops can pull in about 40k per year on less than an acre my question is if this is truly possible?

I feel like the land being very close to the restaurants and farmers markets in 2 major cities make this a fairly realistic possibility compared to others who want to buy land hours away from any major city.

Am I crazy or should i pursue this as a sustainable job?

My plan to start would be about half acre of raised beds growing only elephant and other specialty garlic. At the same time start planting ginseng in the wooded areas of the property and eventually set up a mushroom operation when i get more established.
