Get it surveyed. Delineate you’re property boundary with a fence or posts. Cut out a driveway/access road. Dig a well. Put in a septic tank. That faggot wranglerstar put in a nice well with a hand pump backup. Do one of those.

40 acres of what looks like palmetto hell. The soil is going to be absolute dogshit. I hope you’re not trying to grow crops or fruit/nut trees on it. You can have a good sized garden by the house but it’s basically going to take a dump trucks worth of soil amendment to grow anything worth a damn. You’d probably do alright with livestock, and their manure might help fortify the soil over time.

If you’re trying to hunt on it, you might have better luck. I don’t know shit about hunting so I might be completely wrong but I’d think that all that horrible palmetto would make decent habitat for deer.

You might also look at beekeeping as apparently bees really like palmetto.

He can bulldoze a bunch of it down and then plant a cover crop mixture with stuff like crimson clover and vetch. It puts nitrogen in the soil and when it dies in the winter it decomposes into hummus. Wildlife like to eat it too so that's a plus for hunting

definitely do this, OP. much better to have your own source than pay for infrastructure that you don't own. the hand pump idea is really good too. Personally, I'd triple power it. Run the electric pump on grid electricity with a solar backup with the hand pump to back that up.
You'd guarantee a water source no matter what.
