Real estate is getting crazy . Four years ago the minimum house price here was $30K, 2 years ago it was $50K the cheapest now for sale is $200K in my town .

Are other areas seeing these increases ? If so buy now or yet left behind

It's related to population growth. Demand for real estate is correlated with population (obviously--people gotta live somewhere). I wouldn't expect prices to go down in areas with increasing population.

The number of mortgages in foreclosure or forbearance in the first jarred of 2020 was just as high as it was right before the market “crashed” (ie returned to a more stable Condition) in 2008; ~6%. But prices have been out of whack with income for a very long time. The old rule of thumb used to be that your house price should be 2 to 3x’s you’re gross household income. That model, where people are stretched extremely thin to afford a home, has been in place since the 1990’s and has shifted more and more away from sanity. It’s completely unsustainable.

This. The markets rise and fall every 10 years like clock work. What you're seeing in the OP graph is largely gentrification and over valuing that is unsustainable and will collapse again at some point. Almost solely thanks to boomers or gen xers trying to cash out before they die or retire, and the irony is that they usually end up causing a crash because of it and lose money. This also has very little to do with /out/ unless you're buying land in the middle of nowhere to build on off grid.

And when a bunch of boomers come along and buy houses cheap, fix them up and sell them at 4x the previous local price it creates a disparity in the local markets. Ultimately driving prices up all over for the sake of maximum profit. Which makes housing less obtainable, which drives both prices and interest rates up, which at some point reaches a peak and collapses once more. The current situation with very low interest rates will breed this kind of unsustainable profit house buying and selling practice and fuel the next crash or dip in the markets. It happens literally almost every 10 years on a national scale.

Was part of a house flip deal recently, sent my funding into it maybe two weeks ago. Yesterday, the flippers got an offer that would leave them only 10k shy of their entire estimated profit. So, they sold. Without doing any work on the place. To another flipper that probably was thinking they could do the job cheaper and was probably gambling on home prices going up even further than the original flippers estimated.

I've never seen that before, crazy.

Sadly not possible in Australia which is quite sad.
Chinese influence, capital gain tax for investors makes owning property here absolute AIDS.
Its so upsetting to know that home owners earn more than a full time minimum wage earner in a year. No one in my street own the house that they live in. Moving out of your parents house at a young age is a silly idea unless you want to be renting for the rest of your life.

Average property value drop in the US in 2008-2009 was around 20% but some places locally dropped 60+%. Very few places in the US didn't experience a drop back then, consider yourself lucky if it didn't. Some places only recently recovered in the last several years.
