Buying land is a way different game than regular real estate. I actually started a part-time land business a few years ago and tried to flip parcels, but it's ALL marketing. You have to find people who are just sick of owning a parcel that they'll never do anything with and are tired of paying property taxes for nothing.

Not a great biz, imo

I did recently, though it's not a dry, barren scrap of land. Got 95 acres in Texas. It's about 60% oak forest and the restis a combination of fields and mesquite trees. Got a big pond that's spring fed and another smaller pond. I fucking love it. I'm in my late 30s and I can't wait to retire our there and live a quiet, simple life.

There is a lot more to it (like the fact that he is a total dick who often got into fights while carrying a gun) but essentially the point I am making is that land codes can be used to get rid of unpopular people.

The biggest issue with cheap desert land is mineral rights.
90% of the realtors keep those rights.
So when someone discovers good or oil nearby, that realtor sells those minerals rights for a million bucks and then you have some crew raping "your" property and there's nothing you can do about it.
