I've inherited a chunk of rural land in new zealand. What should I do with it?
It used to be forest but got clear felled. It has water way access.
It's roughly 10 acres in size.

you could build yourself any kind of house possible and live in perfect solitude, or maybe build a community (no cult pls) if that's more your type.
letting the forest grow back is the best thing to do, maybe introduce native species if they are lacking... i don't think it must be too hard to make a biodiversity sancuary, just dont pollute the area, cut too many trees, and let nature do its work.

or you could start a cannabis farm.

pretty good stats, okay so for long term I'd say plant nut trees... hazlenuts, walnuts, may take a decade to mature, but it's an investment and once they start producing, that could be a nice source of income. christmas trees (douglas fir or noble fir or norfolk pines) maybe too. if it is literally arable land then grapevines.

otherwise I don't know how zoning works in NZ but air bnb type accommodation could be most lucrative.

The area was planted with radiata pine which is what gets used as christmas trees in new zealand.
I could certainly plant grape vines if i cleared some of the scrub, any other crops you'd suggest?
Air bnb wouldn't have a problem with any legal aspects. Getting there might be tricky but it is surrounded by forest that lets out onto either a really good surf beach or a creek thats good for swimming and fishing

hops, blueberry, raspberry... since you have all that rainfall and little frost in winter, you could do a lot with it if the soil isn't too... barren (which you can always add organic material to to enrich it) pH and salt spray could have an affect too, though.

A bunch of scrub plants and random trees have grown back in the few years since the land was cleared to the point that most of the scrub is over 6 feet and i have to hack my way through, so I'm pretty sure the soil is fertile, i could cut and burn the scrub then fold that through the soil to up the organic matter though. Salt spray doesnt reach it thanks to the pine forest

Don't plant ANYTHING until you know what you're going to do with it. Just lease it or loan it to a neighbour to run some stock on.
If you let that shit get established, what's it going to cost you with the new carbon initiatives to clear it again? Never mind the actual cost of the clearing.
There's already plantation forests on the verge of saying "fuck it, not worth it".

Yeah there's different laws depending where you are.
Also if it has been used for farming and it's regrowth, you can cut it down up to a certain point, but I don't know what that point is.
There must be ways around it though, they recently put in a subdivision at Lake Moana (That's the one out the back of Greymouth right?) and they had to clear a bunch of native for that. Maybe it's been zoned residential for years, who knows.
There's also a couple of lodges in Fiordland which they got around with property rights from the gold mining days.
