Seriously considering moving out of the city and building one.
Me and a buddy of mine have a bit of /diy/ experience, however we don't know how to decide on a place and things to take into account when looking for land to buy.

So far, we would like it to be about 15 minutes away from hiking & mountain bike trails, and about about half an hour away from a bigger city or supermarket. Also probably not the best idea to buy land right next to a river.

That's all we know. What else should we look into?

Just know that you and millions of others are having this same idea right now, so you are going to be paying a premium.
I live in Appalachian Mts in NC and the housing market here has boomed from what it has been the past decade.
That being said, you have to determine if you would like to be fully independent, or still rely on local gov't utilities.
If you're going to stay on grid, it would be good to take that into consideration when lookin at the land because you do
not want to buy land and then have to run power 1/2 mile into the plot just to get to the cabin because of how much it will cost.
Secondly, if you stay on grid utilities, you will have to be mindful of building codes. There will still be building codes to follow,
even if off grid, but most rural areas will not say anything about it. My house is right on a river so my flood insurance is not cheap
by any means, but it is something to consider. Furthermore, you aren't going to find land that is 30 mins within a bigger city without
paying high prices as well, unless you go for a tiny plot of land. Other than that, one way you can make it seem like you live on a
bigger empty plot is by shopping for land that borders a National Forest or some sort of wildlife preserve. best of luck

Real estate prices across the board are the highest they’ve been in modern history, both adjusted for inflation and compared to income. It’s a terrible time to buy. But you can start doing research now, and looking is free.

Why not? Because you’re from bum fuck nowhere that flooded every spring when the river swelled? That doesn’t happen everywhere. Check FEMA flood maps.

Why limit yourself? If this is a weekend retreat you could be hours from town. It won’t matter because you’d arrive with everything you need.

This is a horrible design for most US climates which is why it never really took off here.
Pros: excellent snow load, roof area exposed to the sun keeps it warm, simple construction.
Cons: it will be stupid, retardedly hot in all but the coldest months, especially that second floor. The shape allows for minimal interior space compared to the area of the footprint.

Land is OUTRAGEOUSLY expensive to buy unless you live in the middle of nowhere. If you're a rich city slicker you'll not have a problem, but if you really need to be on a budget there are places in Kansas for instance that give out free land.

A huge section was tossed into limbo with moratoriums on evictions and mortgage forbearance. 1/3 of all US currency was created in one year while production hasn’t increased, ensuring inflation in the coming months (possible Hanke Krus levels). Investment properties are going to be dumped en mass in the first quarter of the year.

I'm not far from Asheville, NC (~1 hour drive) and at least around this area there have been many homes
as well as acreages sold. The only time land typically tends to "move" quickly around here is outside of hunting seasons.
However, even small plots of land are going faster than normal if they're within an hour or so of a major town.
And if you live along the NC/TN border, you can still drive to Johnson City or Greenville TN to work. It works
out especially well since they do not have a state income tax, so you're still just paying in NC.

It does come with its advantages though. Up until summer of 2020, the only internet in my area was
either dial-up or satellite, but they recently installed fiber optic, which was one HELL of an improvement.

This may not apply to you anon, but zoning might be an obstacle. Typically the more rural you are the least chance of any zoning but I've seen townships with strict zoning bordering ones with none.

If it has zoning you can almost bet it will have a minimum dwelling size. Values like 1300 sq feet or larger are not uncommon. Obviously the bigger the cabin, the more expensive it will be.

I hate to be so negative, but people who haven't tried to make it work often don't know what the real issues are that you run into.

You are correct. I have verizon and at our house, we cannot even make a phone call without being connected to wifi.
Most places around here do rely on satellite internet which is not only extremely slow and with high ping (>250ms) but
it is also ridiculously expensive

Right now I'm pretty set on buying land and building a cabin in the next year and a half. Currently looking at central/western Montana, looking for less than 50k and close or bordering to public land. Would be a 3 season getaway for hunting and having friends over. Pretty damn excited, just have to save up more money.

This. Not trying to shit on 3 season getaway anon but there is only two ways this thing can possibly go.

The first is that he buys the land, builds a cabin or whatever, and then heads down there frequently throughout the year. The price of travel (if it requires anything more than a day's worth of driving at ~25 miles to the gallon) and the cost of land itself will likely negate any possible financial advantage that hunting on private property might bring.

The other scenario is that anon buys the land and then never uses it, which is a massive waste of his financial resources.

Much better to either move somewhere rural if its something you're really passionate about or buy somewhere relatively close by.

I don't agree with this. That's based on the falacy that land prices will ever return to what they used to be which in the case of a limited and fairly inelastic good like land, is not necessarily the case. Just consider that, with the exceptions of a few regions, there is an ever increasing number of people and demand for food and resources (dependent on land) but there is only X amount of land.
Now IS the time to buy because its only going to get more expensive from here. Especially now that tech is making working away from cities feasible, land grabbing in more appealing rural areas has already exploded.

You know when you parents talk about how they bought thier land for some insanely low price and wish they got more of it back in the day? Yeah. If you have the finance, get what you can while you can.

What does /out/ think of the construction of the cabin in the OP? The A-frame with metal roof and huge-ass porch: is this a viable structure for any/all places?

I live in a place where snow never stays on the ground more than a few days, so I don't know if I would even really need the steep roof.
