Have gotten so many looks of disdain and anxiety from yuppies trying to move to my town from places like Wichita. My family owns a few rental properties and when I go to open houses for new ones I show up looking as white trashy as possible rocking a MAGA hat with my GP100 revolver on my hip. Talking about reporting illegals to ICE is another great way to draw disgust from the yuppy menace. Would like to say it was my idea but stole it from Step Brothers.

To address your point, most rural areas in the Eastern U.S. are within 1-2 hours of major and mid-sized cities and therefore aren't immune to sprawl especially as more people start working remotely.
So what turned Winchester into a sprawly, high-traffic clusterfuck of a town might eventually affect other rural communities like my own

Winchester is right on I-81 and close to a bunch of other major roads and cities. The issue is building enough roads and infrastructure to get people and goods where they need to go.

Keep in mind VA has refused to build 48 from Strasburg west into divided interstate.
