Couple options so far but seem to be often accompanied by steep hills. Not the most worried about water although it would be nice. So long as a well can be dug. That is ouch on the outbid. Spring on the land is quite nice.

Missouri. No state building code with exception for minimum acres to avoid septic regulation. Some counties have adopted but plenty of options still. Only way to do it and be 100% sure you cant get checked on residence and having to come up to code. I'm going to build solid but dont want to have to pay for permits and surveys etc. Once completed will just need to maintain vehicle and feed myself and pay land taxes of roughly 1000/year at the highest. 10k a year will keep me living without any worries and even saving money. Would be able to sustain on as low as 3k per year. If ya cant figure out how to make at least 3k a year without too much effort you are doing it wrong eh.

Yeah I havent been loving the winters out there from what I can tell the past couple years. I am good with almost no electricity though so solar is not a huge concern for me. I am very cool with not having a refrigerator or washer and dryer or air conditioner etc. Just need to maintain a phone, tv, and lighting. Will probably run a chest freezer as well honestly but you can get really efficient models and that would be the only other utilization of electricity. I'll be ok with a 2k setup but will probably double it anyway and bank some extra deep cycle batteries in the summer as a backup to draw on in winter.

Biggest issue you'll have OP is septic system.
EVERY state has septic codes, even yours.
You can dig a well and build a house without permits in many places but there is nowhere in this country (even alaska) where you don't need permits for sewage.
You can pay to have prospective properties tested (digging holes to inspect soil layers basically) but that can get expensive and time consuming to deal with county health inspectors.
Its a simple science you can learn from just watching some YouTube vids to get an idea if land is remotely suitable.

Buddy does inspections and about once a month I hear about some poor soul who bought a floodplain and can't put in a septic tank without paying a soil engineer $10,000 to design a system and truck in 30 semis full of dirt. On occasion they don't even have that option.
Do your research.

They ARE NOT odor free. If you want your cabin/shack to smell like shit go for it.
Or you can be civilized and spend a couple grand on a septic system (mine was $1,850 , installed and pipe ran upto my cabin). Low end of the price range because I live in an area wheres its standard and my soil is easy to dig.

OP here. Thought this had died. In Missouri if you have more than 3 acres you can use composting toilet systems without any issue. But you are right, if people don't do their research you can get burned bad. Septic costs get crazy. 34. Affordable by reduction of cost of living and busting my ass the last few years and just grinding things out. Have brand new 2020 vehicle that is almost paid off. Zero debt. Have lived homeless and vagrant before. Know that I can travel with nothing and between peddling trinkets or ebay flipping junk or stopping seasonally for some under the table farm work can sustain that lifestyle indefinitely and still manage to pay land taxes etc. Will leave my job when I have 50k saved up extra which would let me live without having to do any of the above for at least five years. Building a small business right now as well which has been getting traction and even as is would allow me to squeak by. (bath products for the win)

Food mostly.

All kidding aside, food is easy and people forget that. Even aside from gardening and hunting, base line nutrients are quite cheap these days. Push comes to shove there are always food pantries but I dont forsee having to go that route. Biggest problem will really be preserving the harvest efficiently. Going dehydration for most of it and a decent root cellar should handle the tubers and gourds etc that will be the bulk of winter consumption.
