SE AK probably has some spots but those are relative terms he is using and they can make land hard to find or expensive. I really can't speak to the southeast, I've never been there.

Hitting the goldilocks zone here can be tough since there is only a narrow margin between well developed urban/rural areas and untouched wilderness. A way around this is boat/offroad access in order to keep the normies out.

You end up needing a greenhouse in some areas just to extend the growing season, but you would need to heat the greenhouse and at that point only sunlight matters if you don't provide that electrically. Having to heat it constantly means you probably need grid power, further narrowing down options and bringing you closer to urban areas.

These put you on the southern coast, close enough to get utilities and access to a town on the ocean while trying to be relatively far away from people. It is pretty easy to find something with two or three things off that list, but hard to find four.
