I am thinking about buying up some land and starting a campground. Does anyone have experience with this? I am a former boy scout, so I know how to keep a campsite in order. I just don't have much building experience.

I don't wanna be entirely self sufficient. My idea involves getting a wilderness first responder cert and working medical in the off season. I just have a chunk of cash that I don't know what do do with, and I need something that will generate a bit of income.

I actually laughed out loud. Let me guess, you explained how the free enterprise system works in relationship to the scout oath and now you have an American Business merit badge.
Campground rule number 1. All campers will get a snickers bar after giving the "campground master" a BJ.
Its the only way for cub campers to become boi campers.

I have ran small buisnesses and had employees before. I also have a real estate license. This wouldn't be too far outside of my abilities, I just want a simpler life. Land is traditionally a great hedge against inflation, so I think the sale itself is not so risky. I can buy a property in cash, so at worst, I will only lose improvement, holding, and marketing costs minus any sales.

I’ve dreamed about opening a trailer park. Buy 10 acres, grade a gravel road, divide it into twenty 1/2 acre plots, pour pads, install utilities... It all sounds like a great idea, and now one goes broke betting on people being poor.

I will do that as well, I just don't think it is a good time to invest everything into stocks right now. I would rather dollar cost average for years into the market, rather than yolo all at once. As far as useful crypto, I like ethereum and monero.

For trailer park standards, those lots would be fucking massive and I think financially you'd be better off going for 1/8 acre plots.

This is a trailer park, people are looking to live cheap. They don't give a shit about having massive lawns.

Start by hitting the local library and find https://www.amazon.ca/gp/product/1643890441/ for starters.
Go from there if you think you can still put something like that together. Doesn't have to be on a huge scale, just has to have doors wide enough for American asses. Keep that obesity rate in mind for everything you build, you don't want a drunk lard-ass demolishing the place just because he fell onto a wall.
