I think it's a beautiful state with plenty of outdoor recreational opportunities in the lush, deciduous forests.

It's a shame so many people have started crowding the trails thanks to the advertising of hiking apps like Alltrails and Gaia GPS. The locals used to be more friendly to outsider, but they have become less and less friendly since the outdsiders tend to be pretty selfish and inconsiderate.
I would post my secret local locations in SW WV, but I would hate to see them go the same fate of the more popular places in eastern WV

I just want about 50 acres where everyone will leave me alone and I can supply my own food.
I've been looking at property there on Zillow for about a year now. They've been stagnant during this huge run up and even seem to be more price cuts recently.

Only issue is that I need some form of passive income if I want to move there.

It's amazing for living in privacy, but not the best at being homestead able, the land is just too hilly. The plus side is that it's cheap as fuck without flat land. Can easily find <1000/acre that isn't a reclaimed strip-mine.
I grew up in upstate NY (another area that would be amazing if not for the people and government) and it very much reminds me of it, minus the hills.

I live in the pink/red zone on a small cattle farm that my wife and I run.

Pros:

> world class kayaking and climbing
> cheap cost of living and land
> friendly people if you're not a flaming asshole. typical califags get ostracized pretty quick and end up leaving which is great with me.

cons:
