I am currently finalizing the sale of 1 acre of private wooded land that's a 20 minute drive from the nearest community and an hour away from the nearest city.

I'm going to build a cabin. And being growing crops.

Now that the trolling is done, 1 acre (~4000 m2 for people with logical units of measure) is not a bad size at all. Of course that all depends on what you expect out of it.
You'll be able to get plenty of stuff off the garden, plenty of space for chickens and rabbits and a small cabin. My grandfather had a piece of land that was half of that and he had no problem feeding the rabbits and chickens out of cabbages and stuff that grew randomly, also made for a good part of what the pig got fed.
Grew plenty of potatoes, pumpkins and other shit.
As long as you are not planning on the "self sufficiency" meme, you'll be fine.

i'm in a similar boat, bought 3.5 acres of forest land, 40 minutes from eugene (oregon, USA) it's kind of hilly here though which is my only complaint. we did a normal stick built house that's on grid though. We picked up the adjacent lot so now we're on about 8 acres. feels good to own a miniature forest.

It's been a life changing experience moving out here; in 3 years i've learned a ton about gardening, solar, plumbing/irrigation, electrical work, landscaping, drywalling etc etc.

it becomes increasingly less feasible the more you need things like grow lights, heated green houses, and the like.
and even then, you're somewhat limited to cool weather crops. (which includes potatoes, so it's probably okay)

The climate here supports basically all root/winter vegetables

Turnips potatoes parsnips carrots beets. Radish. Tomatoes grow well here. Plus with a root cellar you could preserve alot of it due to how cool it is year round .

Fishing and hunting is no issue year round.

Moose are over populated here. And there are dozens of lakes for fishing.
I don't suspect.il ever be 100% self sufficient but IL get as close as I can

I have a plethora of hand and power tools that I have inherited from my father and uncles collection that's spanned decades. As well as a life time of doing handy work around the property.

The lake is clean fresh running water. And closest road has power lines that should only require about 4 or 5 more poles to reach my land. I've been preparing for this for a long time ! :)

Sure; numbers should be approximately correct (minor fudging for anti-doxx purposes)

land: ~55k (3.x acres)
house ~160k (quoted/contracted all-in price. Builder (adair homes) eats the cost for material or labor price increases)
site dev: ~50k (including mains power, septic, well, and grading/leveling of plot)

Basic timeline:
>met with our realtor and put in an offer on the land -> late september 2018
>initial construction loan was for 275 (cost with a ~$10k contingency), we put down approximately 17k cash out of pocket at this point. loan was for 1 year interest only, after which it would convert to a conventional mortgage.
>loan funded, closed on land purchase -> december 2018
>site dev started, well/septic/mains/first round of ground leveling started -> january 2019
>dicking around with county regarding conditions of approval for the CUP (mostly fire break related stuff) and building permits -> December 2018 through march 2019
>foundation poured, april 2019
>construction started -> may 2019
>completed august 2019.

The amount of house we could afford by building was considerably more than we could have managed for a pre-existing house. right out of the gate the house/land was valued at 390k. We were able to avoid PMI due to the appreciation, despite putting down way less than 20%. And then last month it was reappraised at 590k; and we were able to tap into that equity to buy the adjacent plot of land (another 3.8 acres or so; for a grand total of ~8 secluded, forested acres)

If you can find land and have the patience, financially it makes so much more sense to build. And it's honestly pretty great watching your house come together.

compared to the mcmansions most people i see building, it is a humble cabin (3bd2ba, 1750sqft). And yeah, we finished in august of 2019, just a few months before covid. people next to us got caught in the middle of the lumber price spike and are on the verge of bankruptcy (not to mention still not done building, 2 years on)... so definite risks when building.

Actual OP here.

The land Is mostly undeveloped except for a road leading to it. And an old run down cabin left on it from like the 80s. I've saved up money at my wagie cook job for a few years and my middle class parents are helping with a loan.

All in all to the land entry level livable. We are looking at 30 thousand dollars for a sceptic tank. Pump for lake water. Renovations . And running a pole to the lot.

I'm still debating weather or not I want to connect to the power lines. I want off grid as much as possible but I'm 2 and electricity is something I'm used to .

well, that's my house in the background there, the only building i can see from my property is a hay shed wayyyy off on the other side of the valley, which hardly counts.

the land is former weyerhaueser land, they clear cut it in '08, and the reprod timber is pretty young still.
