While living out in the middle of nowhere is nice it's also not really in line with getting a good education for your kids or having a well paid job
>>in b4 blue collar jobsyah yah we get it, my father worked them, it wouldn't be bad but it's not really sustainable depending on what it is. For him it wasn't, being a mechanic. Can't lift transmissions when you're 70, or when you have a broken sternum from a car accident, and everyone you hire is half retarded and useless.
The problem is even 2 hours out from DFW, past Stephenville you will pay $15k/acre with nothing on it. Without agg exemption it will be impossible to own. My shit shack in the metroplex went from $188k in 2016 to $370k today and had it not been for homestead exemption my taxes would go from $4300/yr to $8500. Going to Weatherford won't fix that either. The only place that will fix taxes (outside agg exempt) is a place that doesn't need the taxes - meaning the schools suck. A good choice for someone who wants to homeschool I suppose.
Beyond that, property tax and don't forget sales tax (some of the highest in the nation) will eat you up. It is impossible to build wealth via property for a prosperous future for you and your children. If I plan on having $500-600k worth of property in the next decade I better be prepared to foot the $14000/yr tax bill that comes with it. Or get agg exemption, which I wouldn't mind, but it takes more than just homesteading...
I would much rather have a tax based on my income so I know when I get laid off or business is slow, I can still hold what is mine. Property tax is essentially a tax on unrealized gains. Most people would be better off paying a 4% income tax, seeing property values currently.
