Im in a logging area.
It takes 15-20+ years for pines to grow large enough to be financially feasible to cut down.
So you get some old guy with land he's been logging for 60 years.
He dies, kids take inheritance and move to Florida.
Then an investor buys the land just to log.
Now by law, he has to replant.
But he doesn't want to log again in 20 years he just wants money.
So he'll sell the land and offer to finance himself just to get rid of it (he already made his money).
New owner, who wants to use the land as a home doesn't have to replant.
Cleared land goes for $800-$1400 an acre out here, more if it has river front access of course.
