If you are afraid of hobos or something (I've never encountered such, but I'm kinda worried about it too), bring a pocket knife. You're not gonna use it but it gives confidence and you can wave it around if needed.
If the place isn't restricted, I usually shout 'HELLO' or 'IS THERE ANYBODY HERE' when entering buildings. You don't want to sneak in on someone, they might get scared and do stupid shit.
Of course if you need to sneak don't shout.
