I would recommend you do an in depth analysis of each choice, a cost vs estimate returns model, lost opportunity cost, hidden costs, factor those up to scale over a period of say 5 years, also add in the fed rates and the likelihood of the recession and it's sociopolitical implications in the global economy and how it would compound the outcome of your choice good or bad and add that as the potential unseen costs, this should be enough for today, once this all done we can move on to the next step
