From those 2 i've gotten:
Starmie
Growthie
Raticate
Vulpix
Weepinbell
Pikachu
Gloom
Kadrabra
Seadra
Wartortle
Pinsir
And a 400CP Fear (when I was only level 2)
There is no consistency to which mon show up, it just seems every 4-5 hours an uncommon or rare pokemon shows up there.
All the other spawn points are pretty common pokemon, but helps me keep my stream of pidgeys for grinding consistent.
