After about 10 weeks of research, I've found that my neighborhood, local park, and small shopping area (few fully-evolved Pokemon, usually just non-mushroom grass-types, even rare event spawns are harder to find. Only rare spawn I find more often is Snorlax, which isn't saying much until the shiny is available.) has much worse average spawns than the downtown/mall area. (Usually find a mega-capable Pokemon every 30 minutes, Shellder and Trubbish everwhere, often find stuff like Throh and Audino at the mall.) REALLY hoping they change the spawns up in spring, like they said they would, so that I can have more to look forward to from my house.
