You aren't going to use those moves, you're going to use water most likely (most people won't think to use ice or rock against Condesa). So as an opponent, Condesa's strength goes unused and it becomes a "shitmon".
From the perspective of someone using it, the fire immunity will certainly help, and maybe poison too for those deep E4 runs, but I just can't justify 5 resistances and 1 immunity for a defensive roll on a mon that sorely needs a niche. That being said, I honestly can't think of anything else that wouldn't make it a cookie cutter aerodactyl clone. Maybe it needs a change in role more than it needs a change in BST?
