-Yes it is smaller than both but it makes good use of the space. I think basically every rooftop is accessible as long as it's on the inner side of the boulevards and not the outer ring of buildings.
-There are a lot of interconnecting areas, some tunnels, a few dungeons that while small, look fantastic
-It's overall a very efficient use of the space compared to past games that will have large open areas. There's still a lot to enjoy about that, but it's a different design choice
-I obviously would have preferred to explore all or more of Kalos but at this scale that would be really hard to pull off
-The biggest problem is how repetitive it gets after a while, especially with the music, which is fantastic but can really get to be too much after 30 hours if not earlier
-A lot of past games have been able to pad how big the region feels by the walking speed, longer battle times and the like. Obviously dungeons have just been basically non-existent for years now and older regions had that, but it would probably take about the same time for you to sprint from corner to corner of ZA Lumiose as it would for you to roller skate from Cyllage to Anistar. Not to mention GSC Kanto (and I say this as a Johtotoddler)
-The other problem is how they missed out on the opportunity to include a lot of relevant characters. Sycamore, Clermont and Bonnie, Diantha, Korrina and Gurkinn, Xerosic and Malva, Trevor, Shauna. Just the simple reference to Tierno was just fine, thank you...
