The bottom ones are clearly just simpler versions of the top one. The bottom left is missing the door of the bottom right, which is missing the things on the roofs from the top one. It's probably just to give a clear view of the geometry of the building.

The cafe seems to be inside the Pokemon Center, I like the idea that some "leaker" said here that you can find other player characters in there.
It would be a cool way to see what other players are doing and an interesting way of connectivity more integrated than the TV in the previous games.
