DexNav is a WAY better mechanic because that one you posted requires 252 steps for something to spawn, and not every spawns are Pokémon, AND IN TOP OF THAT the only Pokémon that matters have WAY too low spawn percentage:

Dragonite: 1%
Heracross: 0.75% (B2) / 0.25% (W2)
