A standard contract would ask for 'key money' which is 1 to 2 months worth of rent + 1 to 2 months deposit, then there's the agent fee which is also around 1 month.
Advance payments are super uncommon and generally reserved for people that don't have a stable income and are a risk for the renting side.
It's not a pleasant expense but I'm sure she can afford that.
