Also maybe look into getting a good ductless cooling and heating system which is basically a modern energy efficient air conditioner but it doesn't suck ass and you don't have to knock a hole in your house wall to install it. I here glorious Nipponese Mitsubishi's are pretty gud but there's other options too.
